FPIL Ground Rent Income Fund
A low risk fund of ground rents that accumulate from the ownership
of long term leashold property. Available in sterling through the
FPIL mirror funds, but also in USD & euro by direct entry through
the FPIL Reserve.
This fund has a limited capacity to accept new investment. FPIL
will not allow existing money to be switched into it, only new deposits.
The Fund has been designed as a vehicle for investors wishing to
participate in a low risk investment returning 'better than cash
on deposit' whilst also making a real contribution to the UK educational
sector. Launched as an open ended collective investment scheme
on 15 June 2000 by Brandeaux Managers, the Fund has acquired and
is targetting high quality student accommodation in major UK university
centres such as Leeds, Leicester, Coventry, Manchester, Liverpool,
Nottingham, Sheffield, Newcastle, and Plymouth. The colleges
and universities located in these centres feature in lists of the
top twenty universities for subjects including Law, Engineering,
Social Sciences and Business, as reported in The Times Good University
Guide 2002. This ensures a steady and growing demand for prime
quality student accommodation in the years to come.
The Fund invests in affordable, hi-tech security, en suite apartments
which are of sufficient quality to allow universities to use them
as conference accommodation outside of term.
Objective:
To deliver consistent annualised positive returns over a term of
5 to 10 years, while maintaining a profile of low volatility through
investing in residential property throughout the UK in which the
Fund, as Landlord, has a substantial reversionary interest.
The Fund’s portfolio is focused on residential properties
located throughout the UK. Geographic emphasis is on central London
with a concentration of investment in the affluent London boroughs
of Kensington, Chelsea, Knightsbridge and Mayfair. The composition
of property investments within the Fund are:
·- Long leasehold residential ground rent properties
·- Short leasehold residential ground rent properties
·- Statutory tenanted properties
·- Life tenanted properties
·- Rented residential properties within blocks of flats
·- Retail shops existing within residential blocks of flats
The managers believe the fund is well placed to avoid any substantial
fall off in performance if the UK property market turns down.

- Annualised Returns: The Fund has achieved an average
annual compound growth rate of over 8.1% over the 5 years ending
December 2007 and it grew 9.9% in 2007. The fund was established
in 1996 and has not had any loosing months.
